15 Laight Street, formerly the home of the iconic Tribeca Film Festival, had long been underutilized as it languished in uncertainty around its redevelopment. The property was delivered fully vacant at closing, and Vanbarton subsequently executed a comprehensive redevelopment and strategic repositioning of the building into a new boutique, Class A, six-story, and LEED Silver office building located just off of the Holland Tunnel. The redevelopment included the demolition and reconstruction of 75% of the existing structure to preserve excess rentable floor area that would have been lost with a complete building demolition. The property was sold in February 2023 to a single-tenant user.
